What you may not know about commercial property
One building, many spaces
Unlike residential, one building holds many separate spaces, and several are often empty at the same time. We show the building once, with its spaces stored inside it. Housing portals list each space on its own, so the same building appears many times.
The whole market, from one place
In commercial property, vacant space is effectively open, so one good source shows you the whole market, while with housing you chase many agents. In South Africa, pretty much all of the time, there are no exclusive mandates for commercial leasing space.
Who works for whom
Please respect the time of commercial property advisers: they do not earn salaries, and work on risk. A broker is paid by the landlord for bringing them the deal. A CRES adviser, your tenant representative, can be paid by you or by the landlord, subject to negotiation. An owner you deal with directly may have an internal team that earns a fee on a successful transaction.
